Holiday Villas II, a popular beachfront destination on the serene sands of Indian Shores, has so much to offer - a large heated pool, a deck with loungers, tables with umbrellas, bathrooms in the pool area, grills, and a rinse station. Not to mention an amazing soft powder beach ready for playing beach volleyball, soaking in the warm Florida sun, or swimming in the clear waters of the Gulf. The perfectly updated condo has a living/dining area that is spacious enough for the entire family. Want to wind down with a good movie? The living room has a cozy reclining sofa and chairs for everyone to enjoy the show on the big TV. The gorgeous new kitchen features stainless steel appliances, granite countertops, and every cooking and entertaining need. There is a 6 person dining table and a breakfast bar so everyone can enjoy dinner together. The master bedroom has a King size bed, a ceiling fan, and a flat screen TV. The updated en-suite main bathroom has an inviting tub/shower combo and a vanity with granite counters. The 2nd bedroom has 1 Queen size bed and bunk beds (2 Twin size beds), a ceiling fan and a flat screen TV. The remodeled hallway bathroom also features a tub/shower combo. The balcony is furnished to allow for more relaxing with a cup of coffee or glass of wine in the Florida breezes. This is the perfect place to unwind from an activity filled day out on the beach. The coin laundry room with washers and dryers is just a few steps from the front door of the condo. If you want that perfect location then you have found your next vacation. This condo is close to the bridge to the mainland, great restaurants, surf shops, and in the middle of Clearwater and Treasure Island for those day trips to other areas.

The following cancellation policy is effective on the day of the
reservation.
a. The guest acknowledges and agrees upon receipt of the Reservation Confirmation
Email, all advance payments are made subject to the following terms and conditions
governing cancellation of reservation and refunds:
i. Cancellation Request Required. As a condition precedent to our obligation to issue
any refund set forth herein, the guest is required to and must notify HPVR of the guest’s
request to cancel a reservation within the time periods defined below, time being of the
essence (herein a “Cancellation Request”).
ii.30 Days or More Before Check-In. In the event we receive a Cancellation Request
at least thirty (30) days or more before the scheduled Check-In Date, we will keep the
following fees and charges: (i) the service fee, (ii) travel insurance premium, and (iii)
applicable taxes on the foregoing. The total of the foregoing fees/taxes are referred to
herein as “Early Term Fees” and will be retained by HPVR. We will issue a refund to the
guest in the amount of: (i) the balance of funds held by HPVR for the reservation, less:
(ii) the total of the Early Term Fees.
iii.15 Days or More Before Check-In. In the event we receive a Cancellation Request
at least fifteen (15) days or more before the scheduled Check-In Date, we will keep the
following fees and charges: the service fee, travel insurance premium, plus fifty-percent
(50%) of total rent for the reservation, together with all applicable taxes. The foregoing
fees/taxes are referred to herein as the “Early Term Fee” and will be retained by HPVR.
We will issue a refund in the amount of: (i) the balance of funds held by HPVR for the
reservation, less (ii) the total of the Early Term Fees.
iv. “Cleaning Fee Only” Refund (Less Than 15 Days Before Check-In). With
exception of any prepaid cleaning fee(s) collected by us for the reservation, no refunds
will be given in any event your Cancellation Request is received less than fifteen (15)
days before Check-In Date, including “Last Minute” reservations.
b. All refunds will be processed to the payment method we have on file for the guest.
c. There will be no refunds given for any reason on or after Check-In Date.
d. We strongly encourage you to purchase CSA Travel Protection/Interruption
Insurance.
Short Term Rentals require a 50% deposit to confirm the reservation. The amount of deposit required is
50% of the total plus Travel Insurance Premium (if selected), and tax. If you purchased
travel interruption protection insurance at the time you booked your stay and submitted
your reservation request, you may file a claim for trip interruption insurance coverage
with CSA Travel Insurance. Reservations made under false pretense of any type or kind
will result in the automatic forfeiture of all deposits, rental payments, fees, and
immediate cancellation of your previously confirmed reservation. The remaining balance
is payable in full thirty (30) days prior to the arrival date. We will automatically charge
the payment method on file for the balance due. Long Term Rentals (28+ Nights) must
pay first monthly rent 7 days prior to arrival and subsequent rent payments must be
made by the first of every month. No payments will be accepted at local offices.

Overall, the condo was very nice and clean and matched the description. Even though we knew it faced the road, it was disappointing how loud the traffic was when on the balcony or at the pool (which is also on the road). The location was great - walking distance to bars, restaurants, shopping. I would say slightly overpriced for what the ammenities were though.
Great pool and easy access to the beach. Provided lots of extras for the beach and kitchen was very equipped as well. We really enjoyed the stay!
Our stay at Holiday Villas was not what we were expecting. A family vacation turned into a cleaning and repair trip. I don’t often write negative reviews but I believe other renters should be aware of this place.
The listing is advertised as beach front but the specific unit is facing the road. There is a lot of road noise.
The hallways, pool, grills and other areas outside of the unit are dirty. Everything needs painted and cleaned. The listing says there is a gym but that was not correct. Appliances and furniture are falling apart and are in desperate need of a good cleaning.
The area is fun and has great restaurants but we’d suggest a different condo.
